PRE-APPROVAL

Once everyone applying for a property has completed their application they will be submitted for pre-approval. Since we only pre-approve the first-in-line group (or applicant) we do not charge back-up applicants the non-refundable application fee unless first-in-line’s fall through and we move on back-up applicants. The pre-approval email will explain the application process, i.e. our requirements in order to qualify to lease the property. If you do not qualify on your own, then a co-signer, higher deposit, or additional rent up front may be required in order to lease the property.

APPROVAL REQUIREMENTS

1) Each applicant 18 years of age or older must pay the $80 non-refundable application fee ($45 app fee + $35 admin fee).
2) Each applicant must submit their two most current paystubs for employment and income verification. We also accept job offer letters, bank statements, and current tax returns as income proof. We require that our applicants make a gross monthly combined income of at least 2.5 times the rental rate.
3) A landlord reference sheet for each individual applicant must be submitted.
4) If you do not qualify based on credit or income, then a co-signer, higher deposit, or additional rent up front may be required in order to lease the property.

CO-SIGNER REQUIREMENTS (NON-STUDENT)

1) Co-signers will need to fill out an application.
2) If a co-signer is required due to an applicant(s) background/credit, then the co-signer must pay the application fee and their screening must be accepted.
3) If a co-signer is required due to applicant(s) income not qualifying, then the co-signer will be required to verify their income. Typically, we look to see if the co-signer makes enough to cover themselves and the applicant (roughly 3.5 times monthly rent rate) financially.
4) If the co-signer qualifies, they must complete the Lease Guarantee Agreement through an online signature program called Docusign before the lease is valid. (See attached link to form.)

STUDENT APPROVAL REQUIREMENTS

If you are a student applying for a residential property: Applicant and co-signer both fill out the residential application, co-signer pays an application fee, submits income verification, is screened, and completes the Lease Guarantor Agreement.

If you are a student applying for a student property: Student fills out a student application, co-signer pays an application fee and completes the Lease Guarantor Agreement only.

SECURITY DEPOSIT

The security deposit is equal to one month’s base rent. (Excluding pet rent or utility charges, etc.) and must be in secured funds (e.g. money order or cashier check). There is $300 refundable pet rent deposit per pet. Funds are held in escrow throughout the lease term and refunded within 60 days minus any damages incurred. The security deposit cannot be applied to first or last month’s rent.

ZONING LAWS

No more than three unrelated people can be on a lease.

UTILITIES

Utilities are not included in the base rent that is listed on the website. Utilities are listed on marketing and lease properties located in HOA may have water/sewer and trash included.

RENTERS INSURANCE

Resident(s) agree to obtain and maintain a $300,000 personal liability renter’s insurance policy and must provide a copy of this policy prior to taking occupancy.
